Residential Building Permits

All building permits are to be submitted to Fairfax County prior to submitting to the Town of Vienna through procedures outlined in the links below. Applicants must provide the Town of Vienna with the Fairfax County permit application number and all supporting materials required for review.

Miscellaneous Residential Building Permits

After submitting a building permit application to Fairfax County, decks, additions, screened porches, basement modifications, and other residential applications should be submitted electronically to the Department of Planning and Zoning by email at . The subject line must include: the address, Fairfax County permit number, and permit type (for example, “deck,” “screened porch,” “rear addition.”)

Residential Building Permits with More than 2,500 Square Feet of Land Disturbance & New Homes

Applicants are encouraged to review the Building In the Town of Vienna brochure before submitting a residential permit that includes land disturbance of more than 2,500 square feet. Land disturbance may trigger other requirements or permits from the Town of Vienna departments of Public Works and Parks and Recreation.

After submitting a building permit application to Fairfax County, applicants must submit via email all plans, along with Fairfax County building permit numbers, to the Department of Planning and Zoning. 

NOTE: Properties within the Windover Heights Historic District require a certificate of appropriateness from the Windover Heights Board of Review for exterior modifications not categorized as regular repair and replacement in-kind, including paint color changes.
