For the 2009 Tax Year, the Town real estate tax rate is 22.81¢ per $100 of the property's assessed value. This tax is due semi-annually on July 28 and December
5. After those dates, a penalty of 10% or $5, whichever is greater, is assessed along with interest at 10%, which accrues until payment is made. For information, call 703-255-6325.
If your Vienna taxes are paid through your mortgage company and you receive the tax bill, please notify your mortgage company immediately so it can make payment by the due date.
If you have sold the property and are not responsible for the tax bill you receive, please notify the real estate office immediately at 703-255-6325..
Town residents must also pay Fairfax County real estate tax.
For all real estate in Fairfax County, including the Town of Vienna, the Fairfax County Office of Assessments annually establishes an assessed value effective January 1 of the tax year. Assessments are based on 100% of fair market value. Property owners are notified whenever an assessment changes. Taxpayers who believe they have been overassessed may appeal in writing to the Supervisor of Assessments. To obtain an appeal form, call 703-222-8234.

PAYMENT METHODS
Payments for real estate taxes by individuals may be:
- Delivered in person to the Finance counter at Town Hall;
- Dropped in the night depository in the front door of Town Hall;
- Mailed to Town of Vienna, 127 Center St., S., Vienna, VA 22180;
- Paid by credit card either online or by calling 1-888-272-9829, Jurisdiction Code 1094. (A service fee to the credit card provider will apply.)

TAX EXEMPTION FOR HOME IMPROVEMENTS
The Town provides a partial real estate tax exemption for the renovation, rehabilitation or replacement of certain residential and commercial structures.
For single-family homes, the following requirements must be met in order to qualify for the exemption:
- The structure must be at least 25 years old.
- The improvement must increase the assessed value of the structure by a minimum of 25%.
- The improved structure may not exceed the total square footage of the footprint of the original structure by more than 30% and may not cause lot coverage of the site to exceed 25%.
- A building permit must be obtained before any construction begins and a certificate of occupancy issued for the completed work. Property owners will apply for the tax exemption at the same time they apply for the building permit.
The application for Tax Exemption on Revitalized Structures must be filed with the Town of Vienna Department of Finance AT THE TIME THE APPLICATION FOR A BUILDING PERMIT IS FILED.
The exemption will run for ten years at 100%, with the exemption percentage tapering down to zero over the next four years. The exemption is non-transferable between owners.
The ordinance also addresses tax exemptions for improvements to multifamily and commercial buildings.
TAX RELIEF FOR ELDERLY AND/OR DISABLED
Both the Town of Vienna and Fairfax County offer real estate tax relief for low-income homeowners who are 65 years old and over, or permanently and totally disabled. To qualify, the following requirements must be met:
- Total household income of $72,000 or less. This excludes $6,500 of income of relatives, other than the spouse, who reside in the household. Also excluded is $7,500 of any income received by a homeowner who is permanently and totally disabled. Where the total combined income is $52,000 or less, a 100% tax relief is given, combined income between $52,001 and $62,000, a 50% tax relief is given, and between $62,001 and $72,000, a 25% tax relief is given.
- Total combined assets of no more than $340,000. This amount excludes the value of the residence and up to one acre of land where it is situated.
- Disabled persons applying for the first time must show evidence of disability.
In addition to real estate tax relief, Fairfax County provides grants to senior citizens and disabled citizens who rent their residences. The County also provides relief from personal property tax for one automobile per household. The asset and income limitations for these programs are different from the real estate tax relief limits.
Please note that as of April 15, 2008 the Town has eliminiated auto decals.
Applications for all programs are due April 1 each year. Both the Town and County applications must be completed. Applicants filing late due to hardship must provide written detailed substantiation that
a hardship existed that prevented timely filing.
